Welcome to the EMERALD Residence website (emeraldresidence.bg) (hereinafter — the "Site"). These Terms and Conditions (hereinafter — the "Agreement") govern the relationship between "Balkan Atlas Group" OOD, Company Registration No. (EIK) 207709216 (hereinafter — the "Administration") and any individual or legal entity visiting the Site or using its services (hereinafter — the "User").

By using our Site, you automatically agree to the terms of this Agreement. If you do not agree with any of the terms, please stop using the Site.

1. General Provisions

1.1. The Administration provides the User with access to the content, services, and features of the Site under the terms set out in this Agreement.

1.2. The Administration reserves the right to change, add, or remove clauses of this Agreement at any time without prior notice to the User. The new version takes effect from the moment it is published on the Site.

2. Rules for Using the Site

The User agrees not to use the Site to:

·        Upload content that is unlawful, infringes copyright, or contains threats or insults.

·        Disrupt the normal operation of the Site (using viruses, spam, DDoS attacks, or scraping data without permission).

·        Impersonate another person or a representative of an organization without sufficient authority to do so.

3. Intellectual Property

3.1. All content presented on the Site (including, but not limited to: text, graphics, logos, design, images, and program code) is the property of the Administration or its lawful rights holders and is protected by copyright law.

3.2. Use of the Site's materials without the Administration's written consent or a direct link to the source is strictly prohibited.

4. Limitation of Liability

4.1. The Site and all its services are provided on an "as is" basis. The Administration does not guarantee that the Site will operate without interruption, errors, or viruses.

4.2. The Administration is not liable for any direct, indirect, or incidental damages (including lost profits) arising from the use or inability to use the Site.

5. Privacy

5.1. The collection and use of Users' personal data is governed by our Privacy Policy, which forms an integral part of this Agreement: emeraldresidence.bg/privacy-policy.

6. Dispute Resolution

6.1. Any disputes and disagreements arising in connection with this Agreement shall be resolved through negotiation.

6.2. If agreement cannot be reached, the dispute shall be referred to the court having jurisdiction over the Administration's registered address, in accordance with the applicable laws of the Republic of Bulgaria (city of Varna).
